General terms and conditions of business

1. Arrival / Departure
Check-in is generally from 3:00 PM, and check-out is by 10:00 AM. Other check-in and check-out times can be individually arranged with the landlord. If the check-out time is exceeded by 30 minutes without prior agreement with the landlord, we will charge €5 per 30 minutes. A partial refund of the rent for early departures is generally not possible.
2. Special requests and ancillary agreements
are generally possible. They require written confirmation from the landlord. Early arrival (early check-in) and late departure (late check-out) are also possible. Fees apply and must be requested and confirmed in advance.
3. Payment
Depending on the booking portal, payment can be made all at once or in installments. These policies are set by the respective portal, and we have no influence over them. Bookings made directly or through our website can be billed in various ways. Please inform the landlord of your options. Additional costs for bed linen, towels, electricity, water, parking space, and waste disposal are not charged.
4. Withdrawal
You may withdraw from the contract at any time. The withdrawal must be made in writing. In the event of withdrawal, you are obligated to compensate us for any damages incurred: You can cancel free of charge up to 7 days before arrival. In the event of a no-show, the guest will be charged the full price of the booking. You may provide a replacement person who will enter into your contract under the stated conditions. Written notification is sufficient.
5. Tenant’s obligations
The tenant undertakes to treat the rented items (holiday apartment/house, inventory, and outdoor facilities) with care. If damage to the holiday apartment/house and/or its inventory occurs during the rental period, the tenant is obligated to notify the landlord immediately. Defects and damage discovered upon arrival must be reported to the landlord immediately; otherwise, the tenant is liable for these damages. A reasonable period of time must be allowed for the rectification of damages and defects. Claims for complaints not reported immediately on site are excluded. Complaints received by the landlord only at the end of the stay or after the holiday home has been vacated are also excluded from compensation. In the event of any disruptions in service, the tenant is obligated to do everything reasonable within the scope of their legal obligations to help remedy the disruption and minimize any damage. On the day of departure, the tenant must remove personal belongings, store clean and washed dishes in the kitchen cupboards, and dispose of garbage in the provided garbage cans. The landlord is responsible for cleaning the holiday apartment.
6. Smoking ban
The apartments are non-smoking. Smoking is strictly prohibited in the apartments and common areas. This also applies to e-cigarettes, shisha pipes, tobacco heaters, and similar devices. Smoking on balconies and/or terraces is only permitted if appropriately marked and the apartment door is closed. In the event of a violation, Valerij Lautenschlager reserves the right to demand compensation from the guest for the additional cleaning costs, including any loss of revenue resulting from an unreasonable subletting of the apartment as a result of the incident, in the amount of at least EUR 250.00. This amount of compensation may, however, be higher if greater damages are proven.
7. Ban on parties and gatherings
Noise must generally be avoided in the booked apartment, the common areas, and the surrounding grounds. Quiet hours must be observed from 10 p.m. to 6 a.m. ("quiet hours"), unless otherwise specified in the house rules. Parties and gatherings are strictly prohibited in apartments and common areas. In the event of a violation, Valerij Lautenschlager reserves the right to demand compensation from the guest for the additional cleaning costs, including any loss of revenue resulting from the unreasonable subletting of the apartment as a result of the incident, in the amount of EUR 500.00. This does not affect the right to further compensation.
Decibel sensors may be installed in the apartments. These sensors do not record voices or conversations, but are used to detect excessive noise. The outdoor area, parking lot, and entrance are under 24/7 video surveillance and stored in a cloud environment. Valerij Lautenschlager reserves the right to terminate an active booking with immediate effect and to expel guests from the property if it becomes aware of violations under points 1 and 2. In these cases, there is no entitlement to a refund or partial reimbursement. Valerij Lautenschlager reserves the right to engage the services of a third party, such as a security service, to enforce its house rules. Any costs incurred as a result of third-party intervention will be charged to the guest.
8. Pets
Bringing pets or animals is not permitted in apartments or common areas. Exceptions are guide dogs, deaf dogs, and other similar service dogs. These may be brought along free of charge and at any time upon presentation of proof. The relevant proof must be presented to Valerij Lautenschlager before check-in. Valerij Lautenschlager reserves the right to make further exceptions to the above rule. Guests are not entitled to this. If a pet stays in a unit without permission, Valerij Lautenschlager will charge a flat rate of EUR 150.00 for a special cleaning fee. Valerij Lautenschlager reserves the right to terminate an active booking with immediate effect and to expel guests from the property if point 1 is violated. In these cases, there is no entitlement to a refund or partial refund.
9. Maintenance
By booking an apartment from Valerij Lautenschlager, the guest agrees to treat the provided apartment, as well as any shared rooms, facilities, and equipment, with care and attention, to ensure adequate ventilation and heating, and to avoid excessive soiling. If soiling exceeds normal use during the guest's stay or after their departure, Valerij Lautenschlager reserves the right to charge the guest an additional cleaning fee of at least EUR 50.00 (depending on the condition of the unit). The guest must immediately report any damage to the provided apartment to Lautenschlager. For bookings of more than 7 nights, Valerij Lautenschlager is entitled to perform weekly intermediate cleaning. The guest is obligated to grant the service provider commissioned by Valerij Lautenschlager access to the apartment for this purpose.
10. Internet use
Valerij Lautenschlager will provide guests with internet access within the scope of existing technical and operational capabilities. Interruptions, for example, due to force majeure or maintenance work, or similar, cannot be ruled out. Guests may not misuse the internet connection. Misuse occurs in particular in the following cases: downloading and distributing copyrighted content via peer-to-peer sharing platforms, illegal streaming services, and the posting, retrieval, or transmission of criminally relevant content (in particular, Sections 130, 130a, 131, and 184 of the German Criminal Code). Guests are obligated to respect the copyright, patent, name, trademark, and personal rights of third parties when using the internet. The guest shall indemnify Valerij Lautenschlager upon first request from all claims and demands for damages by third parties, as well as reasonable legal defense costs, caused by the unlawful use of the provided internet connection by the guest or by third parties with the guest's knowledge. This indemnification claim includes, in particular, claims arising from the infringement of copyright, patent, name, trademark, and personal rights, as well as violations of data protection law. The guest is prohibited from disclosing the access data for Valerij Lautenschlager's internet connection to third parties. This also applies to the publication of any access data. In the event of a violation, the guest is liable to Valerij Lautenschlager for all damages resulting from the disclosure of the access data. Valerij Lautenschlager reserves the right to block the guest's internet connection in the event of legal violations.
11. Data protection
The tenant agrees that, within the scope of the contract concluded with him, necessary personal data may be stored, modified, and/or deleted. All personal data will be treated with absolute confidentiality and will never be disclosed to third parties.
12. Liability
This advertisement was prepared to the best of our knowledge. We assume no liability for any impact on the rental property caused by force majeure, power and water outages, or severe weather. Likewise, we assume no liability for unforeseeable or unavoidable circumstances such as official orders, sudden construction work, or disruptions caused by natural or local conditions. However, the landlord will be happy to assist in resolving any problems (where possible). The landlord assumes no liability for the use of the provided play equipment. The tenant is solely responsible for their own travel to and from the property. The landlord is not liable for personal belongings in the event of theft or fire. The tenant is fully liable for any deliberate destruction or damage.
13. Final provisions
Photos and text on the website or in the flyer serve to provide a realistic description. Full conformity to the rental property cannot be guaranteed. The landlord reserves the right to make changes to the furnishings (e.g., furniture) provided they are of equivalent quality. Should one or more provisions of these terms and conditions be or become invalid, this shall not affect the validity of the remaining provisions. The invalid provision shall be replaced by a valid one that most closely reflects the economic and legal intent of the contracting parties. German law applies. The place of jurisdiction and performance is the landlord's place of residence.
